All property owners can now claim their current year home owner grant by submitting their application to the Province.

There are no changes to program eligibility requirements.

Upcoming Change to the BC Home Owner Grant

If you own and live in your home as your principal residence, you likely qualify for the BC Home Owner Grant, which reduces the amount of property tax you pay each year. Remember, you must apply every year to receive it.

What is changing in 2027?

Starting in the 2027 tax year, the extra northern and rural benefit included in the grant will be eliminated. This means the grant will be reduced by $200, and Invermere homeowners will receive the same amount as those in Metro Vancouver.

Here is what the new amounts will look like:

Basic Grant: $770 reduced to $570 Additional Grant: $1,045 reduced to $845

Amounts are subject to provincial regulation.

If you are on a monthly payment program, you may want to consider increasing your monthly payment starting July 2026 to account for the reduced grant amount.

Property Tax Deferment: Interest Rate Change

If you are currently deferring your property taxes, there is an important change to be aware of.

Starting in 2026, the province of BC increased the interest rate on deferred taxes. Think of it like a loan — the longer you defer, the more interest builds up, and that rate is now higher than it used to be.

Taxes deferred before 2026 are still calculated at the old lower rate. Anything deferred from 2026 onward is at the new higher rate.
