Notice of Intent: Development Variance Permit 24.02 2171 – Pine Ridge Drive

Notice is hereby given to property owners within 50 metres of the subject property indicated above. Property owners are required to provide all tenants, leaseholders, and occupants with a copy of this notice.
The District of Invermere is considering a Development Variance Permit application to:
- Vary Zoning Bylaw No.1145, 2002 Section 5.5 (3)(d) Principal Buildings and Structures siting requirements from 4.5m Front yard requirement to 2.0m
- Vary Zoning Bylaw No.1145, 2002 Section 5.5 (3)(e) Dwelling Height Maximum from 7.5m to 8.5m
DVP 24.02 siting variance is being proposed in order to reduce the elevation change from the front of the building envelope to the rear of the building envelope. The property is located on steep terrain with an extended front yard easement due to the District of Invermere’s water main statutory right of way which creates an extended / wide front yard boulevard along Pine Ridge Drive . The site is located on steep slopes (slopes greater that 20%) and the intent is to minimize the building footprint on those slopes.
The height variance is necessary to accommodate the change in elevation as height is determined at the “four corners “ of the structure to the finished grade. The elevation drop to the rear corners of the structure creates the need and request for the height variance. At street level, the proposed structure is a one storey building fronting Pine Ridge Drive.
